Start with what you want to do
What would your equity make possible?
Choose the goal. Then compare the borrowing structure, payment and cost.
Debt consolidation
Put the whole debt picture on one page.
Compare paying off higher-rate balances with a home equity option. Look at monthly breathing room, fees and the payoff timeline together.
Moving unsecured debt onto your home adds foreclosure risk. A lower payment can also mean paying for longer.
Bring to the conversation
- Balances and payments you want to compare
- Your first-mortgage rate and balance
- A plan to keep paid-off balances from rebuilding
Home renovation
Match the financing to the project.
A kitchen, roof or larger remodel can call for money at different stages. Compare a line of credit with a fixed-rate lump sum and the project’s payment schedule.
Leave room for overruns and the loan payment during construction. A project’s cost is not a guarantee of added home value.
Bring to the conversation
- A contractor estimate and payment schedule
- A timeline and a contingency budget
- Your current home value and mortgage balance
Accessory dwelling unit
Plan the ADU budget before the borrowing.
A backyard home, garage conversion or in-law unit needs a funding plan from design through completion. Start by comparing your existing equity with the full project budget.
Permits, costs and eligible rental income depend on the property, locality and lender. Future rent and future value are not guaranteed.
Bring to the conversation
- The property location and project stage
- Plans, estimates and permit status
- A payment plan before any potential rent begins
Your current mortgage + a separate equity loan
A low first-mortgage rate is worth comparing around.
A second-lien HELOC or home equity loan leaves the first loan’s contract in place. Shawn compares the added payment and costs with the alternatives, including a cash-out refinance when it belongs in the comparison.
Compare the combined monthly payment and total cost.
Want a fixed rate?
Make payment certainty part of the comparison.
Ask Shawn about fixed-rate HELOC options and fixed-rate home equity loans. Get clear on which balance is fixed, for how long, and what future draws would cost.
Three things to put in writing
- What rate is fixed, and on which balance?
- What is the payment and repayment term?
- Can later draws carry a different rate?
HELOC structures vary. A fixed rate does not mean every future payment or draw stays the same.

Watch Shawn explain it
The question homeowners bring
“Can I get the cash without touching my first mortgage?”
Shawn describes a past borrower who wanted to pay off bills and preserve a 2.75% first mortgage. A HELOC worked for that file. The next step for yours is comparing the numbers.
Historical borrower example. The 2.75% was the existing first-mortgage rate, not an offered HELOC rate. Individual outcomes vary.

Can I use my equity without refinancing my first mortgage?
A second-lien HELOC or home equity loan can leave your existing first-mortgage contract in place. You add a separate payment. Compare both loans together, including fees and repayment terms.
Can I get a fixed-rate HELOC?
Fixed-rate structures are available on some HELOC products. A rate can apply to an initial draw or a specific locked portion, while later draws may have different terms. Compare the written offer with a fixed-rate home equity loan.
Can I use home equity for debt consolidation, renovations or an ADU?
These are purposes to discuss with Shawn. The appropriate loan depends on your equity, budget, income, credit, property and lender rules. Borrowing against your home adds risk, so compare the payment and payoff plan as well as access to cash.
Is a HELOC the same as a home equity loan?
A HELOC is a line of credit with draw and repayment rules; it often has a variable rate, with fixed-rate options on some products. A home equity loan generally pays a lump sum and is commonly fixed-rate. Check the actual terms of either offer.
